Ref. No.: ZO/KOL/EST/SS/24-25/036 Dated: 25.04.2024 NOTICE INVITING TENDER Requirement of Premises for Branch at Bata Nagar 1. We are hereby inviting offer for premises for our PROPOSED BATA NAGAR BRANCH under MAHESHTALA MUNCIPALITY. Offers in sealed covers, containing technical and financial details as per Bank’s standard format, will be obtained from bona fide owners, who are ready to lease out space, at readily available or partially constructed (if remaining construction can be completed preferably around one month’s time) building, at Bata Nagar. Locality is specified in para 3 (iv). 2. The cover containing technical details should be marked Envelope No. 1 and super scribed with “TECHNICAL BID” and cover containing financial details should be marked Envelop No. 2 & super scribed with “FINANCIAL BID”. Both these covers duly signed, should be put in a 3 rd Cover super scribed with “Premises for Bank of India Bata Nagar Branch” and it should also bear the name and address/ phone no. /E-mail id of the offeror. The 3rd cover duly sealed should be addressed to the Zonal Manager, Bank of India, Kolkata Zonal Office, Estate & Services Department, 2nd Floor, Star House, 5, B.T.M Sarani, Kolkata – 700 001 and submitted as detailed in paragraph -4. Offers in format, other than stipulated format, will not be acceptable. 3. In this connection, the following salient aspects are to be noted: i) The premises should preferably be a fully constructed one and the landlord should be able to arrange requisite internal modification / additional civil works as per Bank’s specifications, within a reasonable period and at his cost. Ramp to be provided at Branch entrance and also there must be separate toilet facilities for ladies and gents. The structural condition of the premises should be satisfactory. If required the land lord should furnish a structural stability certificate to Bank at his cost. In the event of any partially constructed premises, the landlord should be in a position to complete the construction and hand over the premises in proper condition preferably within a period of around 1 month of time. ii) Offered space should be entirely in ground floor only. Basement or other floors or any combined offer will not be acceptable. The total carpet area requirement is preferably in the range of around 1400-1800 Sq. ft. However, considering the orientation / layout / entrance of premises, deviation to above mentioned carpet area may be considered as per Bank’s discretion. Classification: Internal iii) The quantum of requisite carpet area has been detailed in sub para 3 (ii). Area of staircase or any common area and pillars will not be considered / included in the carpet area. The space should mostly be open type i.e. without much partition /load bearing walls. Provision of space for generator set at free of rental mandatory. Also space for VSAT Antenna / connectivity device on roof top is to provided, free of rent. There should be scope of proper publicity and unrestricted visibility for Branch premises from main road and nearby shops/offices frontage of around 30 ft. and provision of space for Bank’s Signboard along with parking facility adjacent to the premises; should be available. iv) The locality should be one which is prominent and does have potential from Banking business view point, i.e. it should be Commercial / Residential/ Mixed, in nature. Discretion for assessment of locality profile & potential will be with Bank’s technical inspection team. The premises should be WITHIN BATANAGAR AREA UNDER MAHESHTALA MUNCIPALITY. Premises should be on main road/ streets of sufficient frontage and must have proper visibility & prominence. v) Premises should be leased to Bank for a period of at least 10 Years. Lease deed is to be executed as per Bank format only (copy attached). The enhancement of lease rent would take place after every 05 years and the rate of enhancement would be 15%. vi) The premises must have a permission / licence for commercial usage or the landlord should be in a position to arrange such permission / licence from the appropriate authority for establishing commercial status of the premises before handing over possession or within one month’s time, from Bank’s accepting the offer. vii) The landlord should be ready to abide by Bank’s standard lease terms & execute the lease deed as per Bank’s format only. viii) The Bank would take the electric connection in its name. However, the landlord should co-ordinate in all respect in arranging electric connection for branch premises. All necessary liaison work should be done by landlord with the electricity department / authority to get connection in time. Bank will be bearing pertinent connection charges / security deposit and fill up the application form & give necessary documents to land lord for submitting application. There should be adequate capacity of related transformer to accommodate at least 20KW power as needed by branch. ix) The land lord should provide a space of at least 2’ X 2’ on ground where Bank can establish it’s special earthing for communication equipment and others. x) All the taxes, cess pertaining to premises (at present or in future), i.e. for Bank occupied portion, will be borne entirely by the landlord. Bank will only bear GST on rent, if applicable. No service charge / maintenance charge will be borne by Bank. If any such charges are applicable that will be borne by land lord. Classification: Internal xi) Proper ownership certificates / documents/ deeds are to be produced for our verification.
